Design Process step-by-step
Step 1 - Initial Consultation
An initial consultation for the renovation project will be conducted on-site, allowing us to thoroughly review the existing structure and discuss what elements align with your lifestyle and which aspects may need adjustment. During this meeting, we will explore various ideas, and I will assess the overall feel of both the building and the site. The consultation will also cover the project's feasibility, potential solutions in broad terms, the envisioned aesthetic of the proposed design, planning considerations, and your specific requirements, including compliance with Building Regulations.
This meeting serves as an essential opportunity to determine whether we are a suitable match for your project. Following the consultation, I will return to my studio to prepare a detailed proposal, which will outline the scope of works and provide a breakdown of fees for each project stage. Additionally, I will identify any consultants required for your project at this point.
steps 2 to 4…
Step 2 - Sketch design
Once the Proposal has been accepted, we will proceed with the design phase. I will arrange for a site survey, during which I will conduct measurements and a photographic survey to create a virtual model of the existing building. During this visit, we will reconvene to review the project brief and ensure that all your needs and requirements are thoroughly addressed. Additionally, if the project involves extending the existing structure, we will initiate the process of ordering a geotechnical report for the site. A collaborative Pinterest board will also be set up at this stage, where we can collectively 'pin' inspiration images for styles, materials, and design concepts throughout the design process.
From this point, we will produce an initial plan and a basic 3D model of the building, which will illustrate the levels, heights, roof shapes, and overall design concept. Hard landscape elements will also be included at this stage. During the presentation meeting, we will discuss any modifications that may be necessary to refine the design and ensure the best possible outcome.
Step 3 - Design Development
Once the sketch plans have been approved, we will proceed to refine the details of the building design. This stage involves careful consideration of materials, solar access, building construction methods, and relevant council regulations. It is here that I integrate all the technical aspects with creative design solutions.
A virtual model of your building will be created, allowing you to view and analyze the design from any angle. This model will include materials, textures, and detailed solar access information for each room, ensuring optimal thermal comfort throughout the year. The 3D BIMx model of your house will be emailed to you, enabling you to view it on your device at your convenience. I typically provide you with this model for a period of two weeks to ensure that you are fully satisfied with the design before we proceed to the next stage.
Step 4 - Documentation
Once you have approved the 3D model of your building, I will proceed with the preparation of the detailed drawing documentation for tendering and council submission. Throughout this process, I will coordinate with all relevant consultants and can arrange for a selection of quotes for your review. I have cultivated strong relationships with several reputable consultants, and you are free to choose the ones that best suit your needs.
Potential consultants you may require include: Site Surveyor, Soil Testing Specialist, Structural Engineer, Building Certifier, Energy Assessor, Bushfire Consultant, Mechanical Engineer, Hydraulics Engineer, Landscape Designer, and Interior Designer
